How much is your management fee?
Our management fees are collected through a percentage of the rent we collect and not based on the expected income or rent roll. We can discuss this percentage based on the rent roll and number of units. -
Do you charge a leasing fee or any other fees outside of the management fee?
Yes. Our leasing fee is 50% of the rent and we have a schedule of fees when the call of duty is above and beyond the day to day management of the property. -
Are you licensed?
Yes. We are a fully licensed and insured property management company, ensuring compliance with all applicable industry standards, state laws, and ethical regulations. -
Will I be working with one property manager or multiple people?
You will be working with one property manager. Your property manager has a support team behind them in order to keep lines of communications clear and simple. -
Can I (or my tenants) reach your office after hours?
Yes. We provide an emergency contact for urgent property issues that occur outside of regular business hours. General inquiries are handled during normal office hours. We have a complete and separate page with the policies and procedures regarding after hours emergencies that can be found here. -
Can you deposit the rental income directly into my account?
Yes. We offer direct deposit for owner disbursements in the last week of the month to ensure a smooth and timely transfer of your rental income each month. -
Do I get to see the lease or sign it?
Yes. Owners may review the lease agreement prior to signing upon request. Our team handles the lease execution on your behalf. -
Do you sell real estate too?

How is rent collection handled?
We offer multiple rent payment options, including a secure online payment portal and traditional payment methods. Late payments are addressed promptly according to the lease terms. -
How long of a lease do you sign?
Our leases are executed for one year. -
How much security deposit do you charge the tenant?
Security deposits are set in accordance with market standards and local laws. The amount may vary based on the rental rate, property type, and tenant qualifications. -
How soon can you start managing my property?
We prefer to start at the beginning of the month and can get started sooner if there are vacancies to lease. We can begin management as soon as all necessary agreements are signed. Our onboarding process is efficient to minimize downtime. -
What type of properties do you manage?
We manage single-family homes and multi-family apartment buildings. We do not manage condominiums, HOA’s or commercial properties. -
What type of reports do I get and how often?
Owners receive three monthly financial statements including an itemized list of the income and expenses, a cash flow statement summarizing those expenses, and a rent roll reflecting the monthly rent, deposit, and any delinquencies. Additional customized reports like balance sheets and income statements are available upon request. -
Who holds the tenant security deposit?
Security deposits are disbursed to you as the owner. -
Am I required to make my property available to Section 8?
Property owners are not required to accept Section 8 tenants unless local or state laws mandate it. We recommend reviewing the regulations in your area to ensure compliance.
